ISTANBUL - Istanbul’s Kurtköy and Akfırat suburbs are likely to be residential centers of the future with a notable increase in property value as connections to the area develop İnal Aydınoğlu chairman of construction firm Yuvataş İnşaat said earlier this week.

"Kurtköy and Akfırat have never been polluted by slums and there is no problem of getting title deeds here. The construction of Sabiha Gökçen Airport by and large changed the destiny of this area with the F1 racetrack contributing to the development as well. This is where the future of the Anatolian side of is" Aydınoğlu told the Hürriyet Daily News & Economic Review on Monday.

Güzin Ervardar general coordinator for Yuvataş said the Technopark planned in the area is likely to increase the attractiveness of the region further especially once the Turkish economy starts to heal from the recent turbulence.

"There was a lot of discussion on the aaaaaaaa of the future Technopark before it was decided that it would be located next to the exit for Sabiha Gökçen Airport. The center is expected to offer employment to some 30000 technology experts meaning the attractiveness of real estate around here will increase" she said. Yuvataş İnşaat has three projects in Kurtköy and Akfırat. One of them Tepe Park Villas is expected to be completed in September. The $30 million project consists of 42 villas at Akfırat in a complex with sports facilities and three swimming pools. A 440-square-meter villa is currently priced at 990000 Turkish Liras.

Although the price is likely to increase to 1.1 million liras in June Aydınoğlu said he expects the villas to be sold out by September. In addition to Tepe Park Villas the firm is working on Alizepark that will be ready in March 2010.

"We are also developing another project that will consist of some 400 up-market flats with two three and four bedrooms."
